Should I renovate?

Renovating before you sell can be a good idea especially if you enjoy renovating and are good at it.  On the flip side, if you are hiring professionals your payback will probably be negative.  Having said that, if your property is great except for maybe one or two things it is worth considering spending the money even if it means hiring a professional.  An example would be your house is highly modernized but has the original bathroom which is in poor shape.  One of the 'laws' of real estate is the law of conformity.  This law essentially says that to get maximum value for your property it must conform to the neighbourhood and its internal decor and upgrades must be in agreement or conform.  In this case I would advise renovating the bathroom even if you had to hire professionals.  A great website that gives you a very good idea as to what renovations add the best value is hendersonandbutt.com.
